Each path uses real listings from a live feed of > 330,000 active US homes, refreshed daily. Counts and median prices update as inventory changes. Monthly payment estimates use a 6.5% mortgage rate, 20% down (or as noted), plus typical property tax + insurance + maintenance for the area.
Why this matters: most listing agents are paid on commission of the buyer's actual purchase. They have a built-in incentive to point you at MORE expensive options, not cheaper ones in the next town over. This tool is the inverse — built for buyers, not agents.
